SUBDIVISIONS

Icon Excavation specializes in subdivision construction, including grading, public and private utilities, franchise utilities, storm water facilities and streets, ranging in size up to nearly 200 lots. Since its first subdivision, Maxwell Meadows, in 2003, Icon Excavation has built dozens of subdivisions and developed hundreds of lots for both attached and detached single family housing. Icon Excavation has extensive experience in a wide variety of conditions including significant slopes, wet weather construction, boulders, fill and deep excavation. One of Icon Excavation’s most notable projects is Hidden Falls, a 193 lot project in Happy Valley, Oregon, which included the construction of a .84 mile multi-use trail and installation of a 127 foot long pedestrian bridge in the 21.3 acre Hidden Falls Nature Park. This multiphase project was built by Icon Excavation between 2013 and 2018.

Beckwood Place

The Beckwood Place Subdivision, located on North Pine Street, in Canby, Oregon, was built by Icon Excavation in 2022. The property is approximately 6.68 acres in size. The site is bordered by North Pine Street to the east, and by single-family residences to the north, south, and west. The site was originally undeveloped and was heavily forested with conifer trees, deciduous trees, and undergrowth.

The subdivision currently consists of 42 large individual lots averaging between 5,000-6,000 square feet. Single and two story homes will be available along with options for custom homes. BECKWOOD PLACE

Reese Place

The Reese Place Subdivision, located at the southwest of the Courtney Avenue and Linden Lane Intersection in Milwaukie, Oregon, was built in 2022 by Icon Excavation. The property is approximately 2.22 acres in size and was formerly occupied by one home and various outbuildings. Vegetation consisted primarily of grasses, brambles, and sparse trees. The home has since been demolished and all brush and trees had been cleared. Development at the site consists of a 20-Lot residential subdivision supporting construction of single-family attached and detached homes, new public streets, water quality facility, and installation of new underground utilities.

Lots 1 through 14 will feature attached single-family homes with lots averaging from 2,000 to 4,000 SQ FT and lots 15 through 20 will feature unattached single family homes with lots averaging from 7,000 to 8,000 SQ FT. For information on available homes, please see our Reese Place community page.

REECE PLACE

Redwood Landing Addition I & II

Redwood Landing Addition I & II are located on N. Redwood Street in Canby, Oregon. Combined, these two properties include nearly 10 acres and were formerly occupied by four single family residences, one of which was retained, and a variety of outbuildings. Vegetation consisted predominately of grass and brush, with scattered trees.

Redwood Landing Addition I is a 29-lot subdivision of single family detached homes, with lot sizes ranging from 5,000 to 8,000 square feet, and was built by Icon Excavation in 2021. Redwood Landing Addition II is a 44-lot subdivision featuring a mix of 12 new single family detached homes and 31 single family townhomes, and the retention of one existing home.
