CAN I VISIT MY NEW HOME DURING CONSTRUCTION? Yes, but here's the fine print: We know that watching a new home to come to life is a very exciting experience for all, especially our future homeowners! Please remember that in any typical residential purchase, the buyer is required to make an appointment to view their future home. Buying a new construction home with Icon is no different in this regard. Because our active job sites host a variety of safety hazards, all site visits are to be by appointment only. This is mandatory per our insurance policy, and for the safety and security of our home buyers, employees and neighborhood residents. Please be sure to have your Broker schedule all visits to the home through Icon's Real Estate department.
WILL I GET A CONSTRUCTION SCHEUDLE? No. We do not share schedules with anyone outside of our staff or sub base. Building schedules are an internal document intended to keep track of important installation and ordering deadlines and are constantly subject to change.
WELL, THEN HOW WILL I BE ABLE TO PLAN FOR MY MOVE-IN DAY? The closing date listing in your purchase and sale agreement is a projection based off of the building schedule that was available at the time of sale. All contracts do have a built-in 30-business day extension to use as needed for construction delays that occur outside of Icon's normal control, such as: back ordered materials, weather conditions or XYZ. Typically, we can begin to narrow down the completion date target once sheetrock begins in the 3rd quarter of construction. Please have your Broker connect with Icon's Real Estate department for updates on the closing schedule.
MY FRIEND OR FAMILY MEMBER IS A LICENSED CONTRACTOR. CAN ICON HIRE THEM TO WORK ON MY HOME? In order to provide a warranty on all products/materials within your home it is critical that we work only with vendors with whom we have an established relationship and demonstrated track record. Icon and our trade partners have been working together for nearly two decades on projects of all sizes. The site supers, subbase and staff all work together as one wheel during the construction of your home. It is tremendously important to the integrity of the build process that all products and services are supplied and performed within our trusted network.
WHY CAN'T I PROVIDE MY OWN MATERIALS? Because we said so! Just kidding. Unfortunately any personal property is not protected within Icon’s insurance policy in the case of damage, theft or any loss and also cannot be included within Icon’s warranty services. We also have no recourse in the event of trade damage, missing or broken pieces and/or deliveries after crucial installation deadlines.
HOW DOES ICON HANDLE BUILDING DURING THE RAINY SEASON? Icon projects are built year-round, which in Oregon means that the bulk of construction takes place in wet conditions. It is absolutely normal in this climate for framing materials installed in new construction to be exposed to the wet weather. After natural dry-out measures are practiced, the home is thoroughly tested for moisture levels, with sheetrock and other finishing materials only beginning once we’ve met or exceeded the moisture levels recognized by code.
DESIGN
WHEN ARE DESIGN MEETINGS HELD? Design meetings are scheduled during regular business hours (Monday through Friday 9am-6pm). We make every effort to schedule in advance so that you have enough time to make arrangements to your work schedule and other commitments.
CAN I ADD DESIGN UPGRADES TO MY PURCHASE PRICE? Yes. The upgrade balance must still be prepaid in the form of additional earnest money deposited with the Title Company. You will need to verify with your Lender that XYZ. If you prefer to keep your upgrades and sales price separate, then payment would come directly to Icon. We accept personal or cashier's checks (sorry, no card payments).
WHAT IF I SEE SOMETHING ONLINE OR IN A STORE THAT IS NOT OFFERED IN THE DESIGN CENTER? Too bad!! Help me fill in content here. Talk about the importance of using our suppliers, guaranteeing product availability, using products our subcontractors are familiar with, & etc.
HOW DOES PRICING COMPARE TO RETAIL/ONLINE? Help me fill in contend here. Talk about bulk/contract pricing. Online or retail pricing does not often reflect additional needed parts or labor and does not provide a warranty.
HOW CAN I SHARE FENCING COSTS WITH MY NEIGHBOR? If fencing is not included as a standard feature in the development, it is not uncommon for neighbors to want to split costs on their shared property lines. We advise that you work directly with your neighbors on this topic once you are in possession of the home and we can schedule fencing after home construction. If you prefer to have fencing installed before you move in, the full cost for all property lines must be paid in advance. Icon will not facilitate payment arrangements between neighbors or accept partial payments.
